A flat in a converted Victorian or Edwardian building — original features, individual quirks, and a tenancy record that holds the building's own history alongside the tenant's.

United Kingdom · Property management
Van Holland manages residential property on a platform built in-house — every rent payment, certificate and repair on one live record. Landlords get a named manager, a login that shows them everything, and one fee with nothing bolted on afterwards.
Most agencies run on inboxes, spreadsheets and month-end statements. Van Holland runs on a system built for the job.
Every property sits on one live record — rent as it clears, certificates against their expiry dates, repairs with their current status. That is what lets the service stay personal as the portfolio grows: the system does the remembering, so people can do the managing.
What we do
Rent collected direct to your account, tenants handled, maintenance triaged and contractors coordinated. You approve spend; we do the chasing.
Gas safety, EICR, EPC and deposit protection tracked against expiry dates rather than memory. You see what is due before it lapses, not after.
Every payment, certificate and repair logged against the property and visible to you the moment it is entered. No monthly PDF, no waiting on a reply.
The portal
Every landlord and every tenant gets a login. Rent history, certificates and their expiry dates, reported issues and where each one has got to — all live, all the same record we work from.
It was built in-house for this practice, not licensed from an agency software vendor. That is why it shows the whole picture rather than the part a monthly statement has room for.
The demo is the real product with fictional properties — click through it before you ever speak to us.

What we manage
Not every property needs this. These are the ones that do — and the standard is the same whichever one is yours.

A flat in a converted Victorian or Edwardian building — original features, individual quirks, and a tenancy record that holds the building's own history alongside the tenant's.

Purpose-built, often with a managing agent or freeholder of its own already in the picture. Service charge and building-side obligations tracked alongside the tenancy.

Modern build, straightforward compliance, usually the most standardised of the three to manage well — which is exactly where gaps go unnoticed if no one is watching closely.
One conversation, no obligation, and an honest answer about whether this practice is the right fit for what you own.
