One scope, written plainly. If something is not on this page, it is not something you are being quietly charged for.

Full management

Compliance oversight

The certificates that carry real penalties.

  • Gas safety certificate — tracked to expiry, re-booked ahead of it
  • Electrical installation condition report (EICR)
  • Energy performance certificate (EPC)
  • Deposit protection — scheme, reference and prescribed information
  • Right to Rent checks, recorded and retained for the required period
  • Smoke and carbon monoxide alarm checks at tenancy start

Records and reporting

Nothing held back for a monthly PDF.

  • Every payment logged against the tenancy as it clears
  • Every repair logged against the property with its current status
  • Certificates stored with the property, not in an inbox
  • Landlord portal access — the same record the practice works from
  • Statements exportable whenever you want one, not when we send it

Fees

12% of monthly rent. No VAT to add.

One percentage, covering the scope listed above in full. On a property let at £2,000 a month, that is £240. Most agents quote a similar figure and then add VAT to it — 12% becomes 14.4% by the time it reaches your statement. There is nothing to add here.

What is not charged

  • No renewal fees. Since 1 May 2026 tenancies run periodically rather than in fixed terms. There is no renewal to arrange, so there is nothing to charge for arranging it.
  • No markup on maintenance. Contractors invoice you directly. Their money never passes through this practice, so there is no margin to take and none to disclose.
  • No setup, inventory or check-out charges. Taking a property on, recording its condition, and checking a tenant out are part of managing it, not extras billed alongside it.
  • No exit fee. If it is not working, you leave. Every record and every document exports from your own login, whenever you want, without asking — rent history, certificates, tenancies, costs, and the original files themselves. They are yours, not held to keep you here.

A property in poor repair, or one arriving with years of missing paperwork, takes more work to bring straight than 12% covers in the first year. Where that is true it is said before you sign, as a one-off figure with the work itemised — never discovered later on a statement.
