Rent goes straight to you
Rent is paid by the tenant into the landlord’s own account. It never passes through this practice, is never pooled, and is never held. You are not waiting on anyone to forward your own money, and there is no float sitting somewhere on your behalf.
Every property, known individually
Each property carries its own complete record — its certificates, its contractors, its history, its quirks. The platform holds that knowledge permanently, so it deepens as the portfolio grows instead of diluting.
One named manager
No account-manager layer, no ticket queue. The person who answers is the person who arranges the contractor and files the certificate — with the full record in front of them, not a summary.
The record is open
Landlords and tenants both get a login to the same system the practice works from. Not a report generated from it — it. If a repair has been sitting for four days, that is visible to you at the same moment it is visible here.
The rhythm
What actually happens, and when.

Straight answers
What this practice is not.
It is not a high-street agency with a window of applicants. Lettings marketing runs through the established platforms rather than a branch network — the management itself is where this practice competes.
It does not hold client money, so it does not sit inside a Client Money Protection scheme. That is a consequence of the structure — rent goes direct to you — not an omission. It is also one less place your money can be.
And it does not do volume for its own sake. The platform is built to scale; the standard decides the pace. Every property taken on gets the full treatment from day one, or it is not taken on.
On geography: the management, the records and the compliance work are the same wherever a property is, and none of it depends on being nearby. What does depend on it is the person who attends — inspections, keys, letting a contractor in. Those are handled by vetted local people, and that network is currently strongest in London. A property elsewhere in the UK is not a problem; it is a conversation about who attends, had before anything is agreed rather than after.
